What credit score do I need to buy a home?

For conventional financing, lenders generally look for 620 or above, and pricing improves meaningfully at 740+. FHA programs can go lower. If you have no U.S. credit history at all (common for new arrivals and foreign nationals), there are programs that do not depend on a U.S. score, such as Foreign National loans and some ITIN programs; bank-statement loans usually still require a U.S. credit score.

I am self-employed and my tax returns show low income. Can I still qualify?

Often yes. Bank-statement programs qualify you on deposits rather than tax returns, which is designed for exactly this situation. DSCR loans qualify an investment property on its own rental income instead of your personal income. Pre-qualification through Treasure Mortgage is typically returned within 24 hours.

What should I avoid doing while my loan is in process?

Do not open new credit lines, finance a car, change jobs, move large sums between accounts without a paper trail, or make undocumented cash deposits. Any of these can force re-underwriting and delay or derail closing. Tell your loan officer before making any financial change once you are in escrow.

How much can I borrow?

It depends on income, assets, credit and the property itself, and a pre-qualification can usually be returned within 24 hours. We work through our lending partner Treasure Mortgage, which shops dozens of wholesale lenders. The same borrower can be quoted materially different terms by different lenders, so comparing several is normally better than asking only one. The U.S. also has many loan types (Conventional, Jumbo, Foreign National, self-employed, bank-statement, ITIN, DSCR); which one you use affects how much you can borrow, so we help you identify the right track first.

How much down payment does a foreign-national loan need?

More than a local buyer, with the exact share depending on the programme, the property type and how complete your documentation is; it is clearly above the down payment of a conventional loan, and investment properties sit a step higher than a primary residence. The funds need to have been in a U.S. account for a period, or come with a clear source explanation. The number for your case comes from Treasure Mortgage after reviewing your documents, usually within 24 hours.

Can I get a loan with no U.S. credit history?

Yes. Foreign-national programmes do not depend on a U.S. credit score; lenders substitute an international credit report, your home-country banking history and your assets. Having U.S. credit helps and brings better terms, so after you land, start building it early by opening accounts and paying a credit card on time; it will matter when you refinance or move up later.

What documents does a foreign-national loan require?

Passport and visa if any, bank statements for the last few months, proof of income (an employer letter, tax records or company documents, overseas ones are fine), proof of assets, an explanation of the source of the down payment, and a U.S. contact address. Chinese documents need English translations. The more complete the file, the faster the approval; each missing document adds a round trip and days to the timeline.

How long does approval take?

Pre-approval usually within 24 hours. From accepted offer to final loan approval, foreign-national files generally take somewhat longer than conventional loans, mostly to verify overseas documents, which is why we recommend submitting everything and getting pre-approved before you view homes so escrow does not wait on it. We negotiate the financing contingency in the contract to match the days actually needed.

Can I qualify using income earned in China?

Yes. Foreign-national programmes accept overseas income, documented with an employer letter and tax or payroll records, or company documents and bank statements if you are self-employed, usually with English translations. The lender converts the income to dollars to calculate your debt ratio. For self-employed applicants whose reported income is low, there are programmes that qualify you on bank statements instead.

Is the interest rate higher for foreign nationals?

Not necessarily: at the moment foreign-national rates are comparable to conventional rates and sometimes lower, though pricing changes with the market and the programme, and we do not publish rate figures on this site because they go stale and mislead. Many clients buy with a foreign-national loan first and refinance into a conventional loan once they have U.S. credit and income history. For a current quote, ask Treasure Mortgage directly.

How much down payment is typical when buying in the US?

It depends on the loan: conventional primary residence from 3 to 5 percent, FHA 3.5 percent, second homes from 10 percent, investment properties 15 to 25 percent; jumbo loans above the 2026 Los Angeles and Orange County limit of 1,249,125 dollars usually 10 to 20 percent; foreign national programs from 30 percent, commonly 30 to 40 percent. Twenty percent is not a requirement, only the line where mortgage insurance stops. Details for each tier: how much down payment you need.

What are US mortgage rates, and how is my rate set?

Rates move daily with the bond market and differ between lenders on the same day, which is why we do not publish figures. What determines your rate: credit score, down payment, loan type (conventional, jumbo, FHA, foreign national), property type, occupancy, term, and whether you buy points. The same borrower can see offers 0.25 to 0.5 percent apart between lenders, so comparing is worth it. For today's quote, send your details and our licensed loan team will give an exact number.

How long is a typical US mortgage?

The 30-year fixed is standard, with an unchanging payment for 30 years; 15-year fixed (higher payment, less total interest) and adjustable-rate loans fixed for the first 5, 7 or 10 years also exist. Nearly all loans can be prepaid at any time without penalty, so many borrowers take 30 years and pay extra when they can. Foreign national and bank statement loans are generally 30-year terms as well.

Can I make mortgage payments in RMB?

No. Payments are drafted in dollars from a US bank account, so funds must be exchanged and moved first. Owners living in China typically keep one to two years of payments in a US account, or let rental income cover the payment and top up periodically. Exchange is subject to the 50,000 dollar annual quota per person, so plan ahead.

How do I find a Chinese-speaking mortgage lender, and how do I verify one?

Every US loan officer and mortgage company must be registered with NMLS; enter a name or number on the NMLS Consumer Access site to check license status, company and history for free. A Chinese-speaking lender makes communication and document translation easier, but verification is still the step you cannot skip. Our team's loan personnel are licensed (Treasure Mortgage, NMLS 1242102) and place conventional, jumbo, foreign national, self-employed and investor loans with multiple lenders; the number is there for you to check.

What are the requirements for a US mortgage?

Conventional loans look at four things: credit (generally 620 or higher), income (a stable two-year record with debt-to-income under roughly 43 to 50 percent), assets (the down payment plus a few months of reserves, with a traceable source), and the property (appraisal and condition). Foreign nationals without US credit or income substitute international credit reports and home-country income and asset documents; self-employed borrowers can use bank statements; investment properties can qualify on rent alone (DSCR). Send your documents to a loan officer and within a day or two you will know which path fits and how much you can borrow.
