· Case study

Listed at $928,000, in escrow in 14 days, closed at $938,000 with no price reduction. How we priced, prepared and marketed 2172 Pearl Walk, written for anyone thinking about selling this year.

2172 Pearl Walk in Gardena 90249, a 2022-built four-bedroom, four-bath home of 2,353 square feet in the gated Rosecrans Place community, HOA $302 a month, was listed by Shirley Tang Team at 888 Realty on August 3, 2026 at $928,000. It went into escrow on August 17, closed on September 1 at $938,000, ten thousand dollars above the asking price, with no price reduction at any point and 14 days on the market.

Southern California in 2026 is not a market where a home sells itself. Rates are high, buyers are careful, and plenty of listings sit for months and cut their price more than once before anyone writes an offer. Against that backdrop, a home that goes into escrow in two weeks, above asking, with no reduction on its record, did not get there by luck. Here is what we did, step by step, so you can judge for yourself.

First, the price. We went through the recent closings of the same floor plans in the same community one by one, looked at what was competing for the same buyers that week, and set the list price at $928,000. The purpose of that number was not to leave room for negotiation. It was to make the first buyers through the door feel the home was worth it and act. The original list price and the final list price are the same figure, and that matters more than it looks: a listing with no price cut in its history tells every buyer's agent that the market accepted the price from day one.

Second, the preparation. Before the home went live it was professionally staged, the places that needed attention got small repairs and updates, and then it was photographed professionally, given a 3D walkthrough and a short video. Many overseas buyers and Chinese-speaking families decide on their phone, from the photos and the 3D tour, whether they will come and see a home at all. If the first impression fails, there is no second one.

Third, the reach. Marketing does not end when the listing appears on the MLS. On the same day it went out through the MLS and its syndication, the major portals, our own bilingual website, email to our buyer list, and the WeChat groups and Chinese-speaking buyer community we have built up over the years. The goal was simple: every buyer looking for this kind of home should see it in its first few days, because a listing gets the most attention when it is new and never gets that attention back.

The result: in escrow on August 17, closed on September 1 at $938,000, ten thousand dollars over asking. From the day the sign went up to the day the money arrived, less than a month.

If you are thinking about selling, this one sale says three things. A slow market does not mean you cannot sell for a strong price. Getting the price right at the start does far more than cutting it later. And what happens before the listing goes live, together with how widely it is pushed once it does, decides how many buyers ever see your home. None of this was special treatment for one property. It is what we do for every seller we represent.
