Irvine: Leased in 2 Days at $7,000 a Month
· Case study
A four-bedroom home in a gated Irvine community, leased at $7,100 in 6 days in 2025 and at $7,000 in 2 days in 2026. What a landlord's year should look like.
160 Statura in Irvine 92602, a 2022-built four-bedroom, three-bathroom home of 2,548 square feet in a gated community, was listed for lease by Shirley Tang Team on July 1, 2025 at $7,500 a month and leased on July 7, 2025 at $7,100 after 6 days on the market. When that lease ended, it was listed again on July 13, 2026 at $7,000 a month and leased on July 15, 2026, after 2 days on the market, at the full asking rent.
Written from the landlord's chair, because that is where the owner of this home sits: not in the house, with a home in Irvine that has to pay for itself.
What the owner wants is simple and rarely gets said plainly. No vacancy. A tenant who pays on time and treats the home as their own. The rent the market will bear, not a dollar under. And as few phone calls as possible.
Year one, 2025. Listed July 1 at $7,500, leased July 7 at $7,100. Six days. A tenant screened on income, credit, rental history and references, and a lease written so that both sides know exactly what happens if something breaks.
Year two, 2026. When the first lease ended, the home was on the market July 13 at $7,000, priced from what comparable homes had actually leased for, and it was leased on July 15 at the full asking rent. Two days.
Two summers, eight days of marketing in total, and a home that has paid for itself both years. The owner's part was two approvals; the rest, from the photography to the keys, is what the team is for.
If you own a home in Irvine or elsewhere in Orange County and it is either empty or about to be, text the address to (626) 202-9573 (text preferred) or add us on WeChat. We will tell you what it would rent for and how quickly, and what management costs; the fee is reasonable and, we think, easily earns its keep.
This is the record of real leases on one home. Every home and every market is different, and nothing here is a promise about any other property.
