A 3,117-square-foot five-bedroom home bought for $1,058,000 with a $20,160 credit and closed in 17 days, then leased at $4,100 a month a week after it was listed. Each step as a checklist item.

A home in Eastvale, a 2012-built five-bedroom, three-bathroom house of 3,117 square feet with a three-car garage, freshly painted with new flooring, listed by another brokerage at $1,080,000 on February 11, 2026, was bought by a client of Shirley Tang Team. The contract was signed on February 24, 2026, after 13 days on the market, and the purchase closed with cash on March 13, 2026 at $1,058,000, $22,000 below the asking price, with a $20,160 seller credit. The home was listed for lease the next day at $4,100 a month and leased on March 23, 2026 after 7 days on the market.

An investor asked us for the whole thing: find it, buy it, rent it. Here is how that went, as the checklist we worked from.

Find a home that rents. Five bedrooms, three bathrooms, 3,117 square feet, a three-car garage, 2012 construction, in an Eastvale neighborhood where families stay. Freshly painted, new flooring, nothing to fix before a tenant moves in. Checked.

Buy it at a number that works. Asking price $1,080,000. Contract at $1,058,000 on day 13, with a $20,160 seller credit. Checked.

Close fast, because every week without a tenant costs money. Cash purchase, no loan, no appraisal, no lender calendar. Contract February 24, closed March 13: 17 days. Checked.

List it for rent the moment the keys change hands. On the market March 14, the day after closing, at $4,100 a month. Checked.

Screen the tenant, not just find one. Income, credit, rental history, references. Application accepted March 21, lease effective March 23, seven days after listing. Checked.

Total: 30 days from the seller's listing to our client owning the home, and 40 days from that listing to rent coming in. The owner's part in that time was a handful of approvals; the rest of the calls were the team's.
