A home in Rancho Cucamonga, a 1969-built single-story house with three bedrooms, two bathrooms and 1,446 square feet on a 7,140-square-foot lot, recently remodeled, with an enclosed sunroom and a fully paid-off solar system, listed by another brokerage at $725,000 on December 8, 2025 and reduced to $700,000 in February, was bought by a client of Shirley Tang Team. The contract was signed on February 18, 2026, after 72 days on the market, and the purchase closed on March 25, 2026 at $688,000, $37,000 below the original asking price, with a conventional loan.

A first home, under $700,000, in a city where that is getting harder to find. Three questions the buyer asked along the way, and what we told them.

Is a house that has been on the market 72 days a problem house? Not necessarily; often it is a mispriced house. This one was listed at $725,000 in December, which is the slowest month of the year, and sat. In February the seller reduced to $700,000. The home itself was remodeled, with a paid-off solar system and a sunroom that works as an office, and the inspection is where any doubt about a slow listing gets settled. The days on market were the buyer's leverage, not a warning.

Should I offer the new asking price or go lower? Lower, with a reason. The offer was $688,000, $12,000 under the reduced price and $37,000 under the original one, supported by recent closings of similar single-story homes nearby. It was accepted.

What does paid-off solar actually mean for me? It means the panels are yours, with no lease payment and no transfer to negotiate, and a lower electric bill from the first month. On a first home, where the budget is tight, that matters more than a granite counter.

Closed 35 days after contract, on March 25, 2026, with a conventional loan.
