Arcadia is predominantly single-family homes, with condos and townhomes concentrated along Duarte Road, Huntington Drive and near the civic centre. North of Huntington Drive, around Santa Anita Park and the Highlands, lots are large and many homes were rebuilt in the last fifteen years; south of Live Oak Avenue and near Las Tunas Drive, lots are smaller and homes older, which is where the more accessible price band lives.
The city went through a heavy teardown-and-rebuild cycle in the 2010s, so a 1950s single-storey and a 2015 two-storey often sit side by side on the same street. Price per square foot alone misleads here; construction date and quality matter more. There is essentially no Mello-Roos in the city and most single-family homes carry no HOA; some newer townhome and gated communities near the racetrack do, so read the HOA documents before offering.
The entire city is served by Arcadia Unified School District with a single high school, Arcadia High School, so nearly every address inside the city limits feeds the same high school. That is the key difference from split-district cities such as Diamond Bar or West Covina. Check ratings at the district site or GreatSchools by address; we do not print rating numbers because they change every year.
An Arcadia mailing address is not the same as the Arcadia city limits. Parts of the 91006 and 91007 ZIP codes are unincorporated county land that feed Temple City or El Monte schools. Verify the attendance school with the district's address lookup before you offer; it is the first thing we do on every transaction.
Arcadia sits on the I-210, roughly 16 miles from downtown Los Angeles, about half an hour off-peak and considerably longer in the morning rush. The Metro A Line stops in Arcadia, useful for Pasadena and downtown commuters. Irvine is about 40 miles and LAX about 32, so Orange County commuters usually do better in Walnut, Diamond Bar or Orange County itself.
Westfield Santa Anita, Santa Anita Park and the LA County Arboretum are inside the city; Chinese supermarkets, restaurants and tutoring centres cluster around Baldwin Avenue and Duarte Road. Methodist Hospital is in town.
Families with school-age children who rank the district first and can cover the single-family price band are the typical buyer. Overseas buyers and new immigrants are the second group, because the Chinese-language infrastructure makes landing easy. The third is move-up buyers selling in the western valley (Alhambra, San Gabriel, Rosemead) for the schools and larger lots.
Below the single-family entry price, the realistic in-district options are townhomes and condos along Duarte Road; if schools are not the priority, the same budget buys a larger house in Temple City or San Gabriel.
Verify city limits and school attendance. Expect longer days on market and more negotiating room above $3 million, where the buyer pool is thin. Check permits on rebuilt and expanded homes. Check FEMA flood maps for older homes near the Santa Anita Wash. And move quickly: the median time on market here is measured in days, so have pre-approval and proof of funds ready before you tour.
