How is your selling commission structured?

Our commission is competitive for the market, and it can be structured to include staging, renovation, soft furnishing and hard finishes rather than charging those separately. What is included depends on the property and the plan we agree on — we will quote it clearly before you list.

Is staging worth it before selling?

In most Southern California price bands, yes — staged homes generally photograph better, show better and shorten time on market. Because we can fold staging, renovation and finishing work into the listing arrangement, sellers often do not pay for it as a separate upfront cost. We advise per property rather than as a blanket rule.

How long does it take to sell a home in Southern California?

It depends heavily on ZIP code and price band. Our city pages publish current median price, median days on market and active inventory for 30+ Southern California ZIP codes, updated from live MLS data — that is the most reliable way to judge your own market. We review your specific comparables before recommending a list price.

How do you decide what my home is worth, and what is the selling process?

Pricing is cross-checked with at least three models across three dimensions, so you get a defensible range rather than one number someone guessed. We then combine that with your actual priority — speed versus price — and current market conditions to lay out your options. The process runs: valuation and strategy, preparation and staging, listing and marketing, offers and negotiation, then escrow through closing.

Can a home still sell fast and for a strong price in a slow market?

Yes, but not by luck. In September 2026 we closed 2172 Pearl Walk in Gardena: listed at $928,000, in escrow in 14 days, closed at $938,000, ten thousand dollars over asking, with no price reduction. It came down to three things: pricing it right from day one, finishing the staging, small updates, professional photography, 3D tour and video before it went live, and pushing it the same day through the MLS, the portals, our bilingual website and our WeChat groups and Chinese-speaking buyer community. We wrote the whole process up here: Sold in 14 Days, $10,000 Over Asking, in a Slow Market: Gardena.

Should I renovate before selling? What is worth doing and what is not?

Do the things a buyer notices in the first minute and that do not cost much: fresh paint, a deep clean, fixing the obvious small defects, replacing dated light fixtures and hardware, tidying the yard, and staging. Skip the big projects: a full kitchen or bathroom remodel or an addition rarely pays for itself before a sale and delays the listing. We look at your home first and tell you which items add value and which to leave alone. When work is needed, we can arrange it with contractors we have used for years.

My home has been listed for a long time with no interest. What is wrong?

Nine times out of ten it is the price, then the photos and the exposure. A listing gets its attention in the first two weeks; if nobody offered in that window, buyers saw the price and decided to wait. The effective fix is not a series of small cuts but one move to where the market actually is, combined with new photography, new copy and a fresh marketing push so it reappears like a new listing. If your home is currently listed with another agent, we can give you an independent read on it at no charge.

What does it cost to sell a home?

The main items: the brokerage commission (ours is competitive and can include staging), escrow and title insurance fees, county and city transfer taxes, prorated property tax and HOA dues, paying off your existing mortgage, and any repairs or credits negotiated after the buyer's inspection. Most of it comes out of the sale proceeds at closing, so you do not pay up front. When we price the home we give you an estimated net sheet that lays all of it out.

When do I get the money from the sale?

On closing day, once the deed is recorded, the escrow company wires your net proceeds to the account you designate, usually the same day or the next business day. Overseas sellers can receive the wire abroad, but the banking details must be confirmed with escrow in advance, and foreign sellers should plan for FIRPTA withholding. We track the whole process, and wire instructions only ever travel through channels escrow has verified.

I still live in the home. How do showings work?

Most sellers sell while living in the home. We agree on showing windows with you, give notice before each visit, group showings where we can, and hold open houses on weekends. Your part is to keep the home tidy and step out during showings, and to put pets and valuables away. If that is too disruptive, moving out and staging the empty home before listing is an option, and the photos and showings usually come out better.

What is the best season to list?

Southern California has buyers year round, and the season matters less than people think. Spring and early summer bring the most buyers but also the most competing listings; the year-end and January have fewer competitors and a higher share of serious buyers. Pricing and preparation decide the result, not the month. Our city pages show the current number of homes for sale and days on market in each city, so you can see how competitive your market is right now.

How do I choose between multiple offers? Is the highest price always best?

Not always. We put every offer side by side: price, down payment and proof of funds, loan type and the quality of the pre-approval, inspection and appraisal contingencies, closing timeline and any extra requests. A high offer with shaky financing and a long list of conditions can fail the appraisal or fall out of escrow, and end up worse than a slightly lower offer with more cash and clean terms. We start by asking whether price, speed or certainty matters most to you, then choose.

The buyer's inspection came back with repair or price-cut requests. What now?

Start by judging whether the requests are reasonable. Safety and structural items such as leaks, electrical, roof and termite damage usually need to be fixed or credited, because the next buyer will ask too; cosmetic and age-related items can be declined. A closing credit is often better than doing the repairs yourself: it saves time and argument. A pre-listing inspection that clears these items before the home goes live removes this negotiation entirely.

What if the buyer's loan falls through during escrow?

This is the outcome sellers fear most, which is why we check who issued the pre-approval and how far it went when we compare offers. During escrow we confirm progress with the buyer's lender regularly and prepare a fallback the moment something looks off. If the loan does fail, the buyer can cancel within the financing contingency and get the deposit back; if the buyer had already removed that contingency, the deposit goes to you. The home goes back on the market and we contact the buyers who saw it and offered the first time.

How much tax do I pay when selling a home in the US?

Profit is taxed as capital gains: held more than a year, the federal rate is 0, 15 or 20 percent by income, plus 3.8 percent for high earners; California adds the gain to state income tax at up to 13.3 percent. A primary residence lived in for two of the last five years excludes 250,000 dollars of gain for a single filer and 500,000 for a couple, which is why most owner-occupants owe nothing. Rentals get no exclusion and depreciation is recaptured. Foreign sellers face 15 percent FIRPTA withholding on the price, refunded in part after filing. Full method with examples: the 2026 California seller's tax, commission and timeline guide.

How long does it take to sell a home in the US?

Add three stages: one to three weeks of preparation (repairs, cleaning, staging, photography and 3D), the time on market, which depends on pricing (in 2026 correctly priced Southern California homes usually draw offers within weeks, while overpriced ones sit two or three months and reduce), and escrow, 30 to 45 days for financed buyers or 7 to 14 for cash. A Gardena townhome we sold in August 2026 went from listing to closing in 29 days, at 10,000 dollars over asking.

How do I sell my home quickly?

Three things: price it right, prepare it, and market it widely. Pricing matters most, since the same home can be valued more than 100,000 dollars apart; we set the list price from the last six months of comparable sales, current competing listings and real buyer feedback. Preparation means repairs, deep cleaning, staging, professional photography, 3D and video. Marketing should hit the MLS, every major portal, this site in both languages, our buyer list and Chinese buyer WeChat groups on day one. Attention peaks in the first week and is hard to recover.

Can I send the proceeds of a US home sale back to China?

Yes. Proceeds are paid into your US account at closing, and the US does not restrict moving your own funds abroad; banks report cross-border transfers above 10,000 dollars as required. Converting into RMB in China follows the 50,000 dollar annual individual quota and the bank's documentation rules, so confirm the process with your bank in advance. Foreign sellers should note that FIRPTA withholding is only refunded after a US tax return is filed.

Does California withhold 3.33 percent when I sell?

California requires escrow to withhold 3.33 percent of the sale price from every seller for the Franchise Tax Board (Form 593) unless an exemption applies; a principal residence, a sale at a loss and a 1031 exchange are common exemptions claimed on the form. Withholding is not the final tax, and any excess is refunded when you file. Foreign sellers also face the separate 15 percent federal FIRPTA withholding. Build both into your net proceeds before closing so the wire is not a surprise.

Do I owe capital gains tax on a home sale? How does the 250,000 / 500,000 dollar exclusion work?

Only the gain is taxed, not the price. If you owned and lived in the home for two of the last five years, a single filer excludes 250,000 dollars of gain and a married couple filing jointly excludes 500,000; anything above is taxed at capital gains rates. Example: a couple bought at 900,000 and sold at 1,400,000; after selling costs the gain is about 440,000, under 500,000, so nothing is owed federally or in California. Rentals do not qualify, and moving back into a rental for two years before selling restores only part of the exclusion: gain allocated to rental years after 2008 stays taxable, and so does past depreciation.

The actual sequence

Valuation from comparable closings; preparation, staging, photography and 3D tours; listing and multi-channel marketing including Chinese-language channels; comparing offers on financing, down payment, contingency days and closing date, not just price; escrow; closing.

Why pricing decides everything

An overpriced listing loses the most attention in its first two weeks, and a later cut never recovers it. We give you a range and the expected pace at each price; you choose the strategy.

Commission after August 2024

Buyers now sign a written agency agreement before touring, and who pays the buyer's agent is negotiated in the contract. Most residential sellers still offer to cover it because it affects who can offer. Our commission is competitive and can include staging.

How long it takes

Depends on pricing and inventory; each city page shows today's median days on market. Correctly priced homes in most of our cities go into escrow within weeks; a stale listing is almost always a price problem.
