What the housing looks like

Predominantly two-storey single-family homes built in the 1980s–2000s, four bedrooms and up as the norm, on lots from about 7,000 to 20,000 square feet, larger and with views on the hillside. Several gated communities (around Snow Creek and Timberline, among others) carry HOA fees and rules that differ by community. Condos and townhomes are scarce; the entry price band is older three-bedroom houses.

Some post-1990 tracts once carried Mello-Roos; most have expired, but never assume, check the special-assessment lines on the latest property tax bill before offering.

Schools

Walnut Valley Unified serves all of Walnut and northern Diamond Bar, with Walnut High School (Diamond Bar High School is in the same district). It has long been the primary reason Chinese families choose the east valley. A very small number of addresses fall in Rowland Unified; verify by address. Mt. San Antonio College, one of California's largest community colleges, is inside the city.

Commute and daily life

Near the SR-57 / SR-60 interchange: about 30 miles to Irvine, 26 to downtown Los Angeles and 42 to LAX, so the Orange County and downtown commutes are roughly balanced. Valley Boulevard and Colima Road are the commercial corridors; most Chinese supermarkets and restaurants are five to ten minutes away in Rowland Heights and Diamond Bar. The city keeps extensive equestrian trails and hillside parks, and density is low.

Who buys here

Families who want Walnut Valley schools and a four-plus-bedroom two-storey home and accept hillside terrain and a longer commute; local move-up buyers from Rowland Heights and Hacienda Heights; and overseas buyers who prefer a quiet setting away from dense commercial strips. Below the Walnut single-family band, northern Diamond Bar offers the same district.

What to watch for

Hillside lots: review geological reports and drainage; areas with historical slide records cost more to insure. Confirm whether Mello-Roos has expired. Read HOA budgets, reserves and rules in gated communities. Roofs and plumbing on 1980s–90s homes are the usual inspection findings. And compare Walnut with northern Diamond Bar, same district, meaningful price gap.
