Built across rolling hills, Diamond Bar ranges from 1960s single-storey ranch homes to 1990s–2000s two-storey houses. Condos and townhomes cluster along Diamond Bar Boulevard and Brea Canyon Road in the south, making it one of the few east-valley district cities with a lower-priced way in. Lots are larger and pricier toward Walnut in the north; The Country Estates is the city's best-known gated community, with lots measured in acres.
Some 1990s tracts once had Mello-Roos, mostly expired; gated and townhome communities carry HOAs. Check the tax bill and HOA documents before offering.

At the SR-57 / SR-60 interchange, about 27 miles to Irvine, one of the most convenient San Gabriel Valley cities for Orange County commuters, 29 to downtown Los Angeles and 44 to LAX. Diamond Bar Boulevard and Golden Springs Drive carry the commercial life, with Chinese supermarkets, restaurants, tutoring and clinics; Diamond Bar Golf Course is inside the city.
Families working in Orange County who want to stay in the San Gabriel Valley's Chinese community; families who want Walnut Valley schools at less than Walnut prices (buy north); newcomers starting with a condo or townhome (south or centre); and high-budget buyers wanting acreage (The Country).
Verify the district by address, it sets the value. Hillside terrain: geology and drainage. Near the 57/60 interchange, visit at different hours for freeway noise and air. For condos and townhomes, review HOA finances and insurance, which has become markedly more expensive in California. Check whether Mello-Roos has expired.
