Higher Mortgage Rates Are Slowing California Sales, What It Means for Your Timing

· Market Insight

Rising mortgage rates are affecting California home sales. Here's what buyers and sellers should do now.

According to Mortgage Professional America, California home sales have fallen amid a spike in mortgage rates. This matters because the cost of borrowing directly affects your monthly payment, your purchasing power, and how long your home stays on the market. Whether you are a first-time buyer from overseas, an investor, or someone selling a property, understanding what higher rates mean for your decision is the difference between moving forward and waiting on the sidelines.

As of the week of October 15, 2026, the national weekly average 30-year fixed mortgage rate was 7.4%, and the 15-year fixed rate was 6.71%, according to the Freddie Mac Primary Mortgage Market Survey. These are national weekly averages, not individual quotes, your actual rate depends on your credit score, loan size, down payment, property type, and whether the property will be your primary residence or an investment. For a personalized current rate, contact Treasure Mortgage. The key point is that when rates rise, monthly payments rise even if the home price stays the same, which causes some buyers to step back and others to accelerate their timeline before rates move higher.

Foreign national buyers, those without a green card or U.S. immigration status, face a different lending landscape than U.S. citizens, but one that is not closed. If you are a passport-based buyer, you can borrow with a minimum 30% down payment and no requirement for U.S. credit history, a Social Security number, or an ITIN. You do not need to be a resident or hold any immigration status. This is a major advantage when rates are high, because your larger down payment reduces the size of the loan you need to carry, which means your monthly payment is smaller and less sensitive to rate swings. If you are an F-1 student, H-1B holder, or even on a tourist visa, you can still buy and borrow, the same lending programs apply. A down payment can come as a documented gift from family abroad. For U.S. residents and citizens, the arithmetic of higher rates is more visible. Suppose you are buying a $900,000 home with 20% down: your down payment is $180,000 and your loan is $720,000. At a national average 30-year fixed rate of 7.4%, your monthly mortgage payment (principal and interest only) is roughly $5,340. Add property tax at approximately 1.2% of assessed value, about $900 per month on a $900,000 home, plus insurance and HOA if applicable, and your monthly housing cost grows quickly. When rates were lower, the same $720,000 loan cost much less per month, so higher rates compress your purchasing power. Some buyers who were approved for a $900,000 home six months ago can now only afford $750,000 or $800,000. Sellers benefit from urgency created by the rate rise: buyers who were waiting now realize that waiting longer might mean rates go even higher, so purchase activity can spike in the weeks after a rate increase.

Our MLS data as of October 20, 2026, shows 5,903 active listings across the region we serve, with an overall median list price of $926,000 and a median days on market of 23 days. In higher-priced markets, homes are staying on the market longer. In 亚凯迪亚 (Arcadia), where the median is $1,550,000, homes are listed for a median of 34 days; in 钻石吧 (Diamond Bar) at $1,124,999, the median is 35 days; in 西柯汶纳 (West Covina) at $850,000, it is also 35 days. In lower-priced markets like 河滨市 (Riverside) at $710,000 and 安大略 (Ontario) at $651,465, homes move faster, 28 and 29 days respectively. This tells you that rate sensitivity varies by price point: luxury and mid-range homes slow down when rates rise, but value-driven markets with lower monthly payments stay active.

California Association of REALTORS® (C.A.R.) data for September 2026 shows regional variation. In 橙县 (Orange County), the median sold price was $1,452,500, up 4.9% year over year but down 1.5% month over month, signaling the recent slowdown. In Los Angeles County, the median was $946,950, up 1.7% year over year but up 6.6% month over month, a stronger recent signal than Orange County. In 河滨县 (Riverside County), the median was $632,990, up 1.3% year over year but down 2.5% month over month. The month-over-month dips in Orange and Riverside counties reflect the impact of higher rates on recent transactions. Across California, the statewide unsold inventory index stood at 8.8 months, meaning the market has more supply relative to demand than it did earlier in the year.

What you should do now depends on whether you are a buyer or a seller. Buyers who have been approved and know their offer is competitive should move: higher rates mean that cash flow is tightening for many sellers, and homes priced right will move fast. If you are a foreign national, the advantage of your larger down payment is magnified when rates are high; your monthly payment is less vulnerable to rate swings than a traditional buyer's. Sellers should price realistically: homes priced aggressively are sitting longer in a rate-sensitive market, especially in the $1 million–plus range. If you own investment property and have been holding for refinance, now may be the moment to sell before another rate spike, because a buyer's purchasing power shrinks with each rate move. Renters should ask themselves: at today's rates, is my monthly rent payment close to a mortgage payment? If yes, and you have saved a down payment, the rate environment has just shifted the math in favor of buying before rates spike further.
