Rowland Heights has no row in this week's feed table, so Hacienda Heights at $999,000 and Diamond Bar at $1,079,500 frame the budget

No Rowland Heights row in today's feed table, so we show how to budget by home type using neighboring cities.

Here is the honest starting point for this November 7, 2026 note: the verified figures our MLS feed gave us today do not include a separate Rowland Heights row. That means I will not quote a Rowland Heights count of condos, townhomes and detached houses, because any such number would be a guess. What I can do is explain how the mix of home types decides your budget in Rowland Heights, and use the neighboring cities that are in the table as a ruler. For the live split of condos, townhomes and single-family homes, and the actual homes for sale, open tuhaousa.com/zh/city/rowland-heights.

First, a quick vocabulary lesson, since many buyers have never bought in the U.S. A detached single-family house sits on its own lot and you own the land. A townhome is a attached or row-style home, usually with its own entrance and often a small yard. A condo is a unit inside a larger building, where you own the interior and share the structure. Townhomes and condos usually come with a monthly HOA fee, which pays for shared roofs, landscaping, insurance and amenities, and lenders count it as part of your monthly housing cost.

Now the ruler. In today's snapshot, Hacienda Heights has 91 active listings with a median list price of $999,000 and 27 days on market, at $513 per square foot. Diamond Bar has 122 active listings, a median list price of $1,079,500, 43 days on market and $556 per square foot. West Covina has 97 active listings, a median list price of $829,000, 38 days on market and $508 per square foot. These are the neighboring cities' own figures, not Rowland Heights numbers, but they show the range that nearby buyers are working inside.

There is also a statewide reference. According to the California Association of REALTORS® (C.A.R.) in its September 2026 report, the statewide median price of an existing single-family home was $901,420, while the statewide median for a condo or townhome was $640,000. That is a statewide gap between home types, not a Rowland Heights figure, and local gaps can be larger or smaller. The lesson is that home type often moves your entry price more than the city name does, so a neighborhood with more attached homes can open the door at a lower price.

Let's turn that into arithmetic. Suppose you buy a $900,000 detached house with 20% down. The down payment is $180,000 (20% of $900,000), and the loan is $720,000. Property tax in California is typically around 1.1-1.25% of the purchase price, so at about 1.2% that is $10,800 a year, roughly $900 a month (1.2% x $900,000 = $10,800, divided by 12). Closing costs commonly run about 2-5% of the price, so at 3% budget about $27,000 more. Confirm all of these for your own case.

Now a townhome example. Say you buy a $600,000 townhome with 20% down, which is $120,000, leaving a $480,000 loan. Property tax at about 1.2% is $7,200 a year, or $600 a month. If the HOA is $400 a month, your tax and HOA together come to $1,000 a month before the mortgage payment and insurance. The lower price helps, but the HOA is a permanent monthly line, so always compare total monthly cost, not just the sticker price.

If you are a foreign buyer with no green card or U.S. status, our lending approach generally starts at 30% down, and the loan is based on your passport. You do not need U.S. credit history, a Social Security number or an ITIN to borrow this way. Suppose a $900,000 purchase at 30% down: that is $270,000 (30% x $900,000), and a $630,000 loan. ITIN loans also exist, F-1 students can buy and borrow, H-1B holders use the same programs as residents, and a down payment can be a documented gift. For rates on these programs, please see https://tuhaousa.com/rates/ rather than relying on any number in an article.

For conventional loans, lenders generally look for a credit score of 620 or above, with better pricing at 740 and up. Freddie Mac's national weekly average for a 30-year fixed was 7.18% in its survey for the week of 2026-11-05, and 6.57% for a 15-year fixed. Those are national weekly averages and NOT a quote: your own rate depends on credit score, loan size, down payment, property type and occupancy. Treasure Mortgage can give you a current personalised quote. Escrow typically runs about 30-45 days with financing and roughly 14-21 days for cash.

My suggestion: open the Rowland Heights page at tuhaousa.com/zh/city/rowland-heights, look at the split between condos, townhomes and houses, and decide which type fits your monthly budget before you fall in love with a specific home. Then message Shirley, and we will run the tax, HOA and down payment numbers side by side for you.
