17201 Guarda Dr in Chino Hills 91709, a 2017-built two-story single-family home of 3,070 square feet with five bedrooms and four and a half bathrooms, a next-generation floor plan and a covered deck facing the hills and city lights, was listed by Shirley Tang Team on March 13, 2024 at $1,298,000. It went into contract on day 15, March 28, and closed on April 22, 2024 at $1,420,000: $122,000 above the asking price, 109.4% of list, with no price reduction at any point.
Start with the three numbers: $1,298,000 asked, $1,420,000 paid, 15 days from listing to contract. The gap in the middle is $122,000, or 9.4%. At this price band, a premium of that size is not something luck explains. It tends to happen only when two things are true at the same time: the home's value is fully visible to buyers before they walk in, and enough of the right buyers see it inside the same short window.
The price first. The way we set an asking price has not changed in years: we go through the recent closings of comparable homes one by one, look at what is competing for the same buyers that week, and choose the number that makes the first buyers through the door feel the home is worth it. An asking price built that way pulls offers upward. A number padded for negotiation does the opposite; buyers simply wait for the reduction.

Five bedrooms and four and a half baths in 3,070 square feet, built in 2017, with a great room, a kitchen island and a primary suite that opens onto a covered deck with hill and city views. Homes like this do not come up often in Chino Hills, and the selling points are concrete.
