Irvine, Orchard Hills: Sold at $2,400,000, Leased in 13 Days

One house, two years: listed at $2,450,000 in a guard-gated community, in contract in 23 days, closed with cash at $2,400,000, leased for the new owner within weeks, and leased again a year later.

116 Avento in Irvine 92602, a 2018-built four-bedroom, three-bathroom home of 2,548 square feet with a view, inside the 24-hour guard-gated Reserve at Orchard Hills, was listed by Shirley Tang Team on December 15, 2023 at $2,450,000. It went into contract on January 7, 2024, 23 days after listing, with Shirley Tang representing both the seller and the buyer, and closed with cash on February 16, 2024 at $2,400,000, 98.0% of the asking price. Fifteen days after closing it was listed for lease at $6,500 a month and leased on March 18, 2024 at $6,300 after 13 days on the market; in March 2025 it was leased again at $6,400 a month.

Most articles about a sale end at the closing. This one keeps going, because for the buyer the closing was the beginning.

The sale. A $2,450,000 asking price for a 2018 home behind the guard gate at Orchard Hills, with a view and 2,548 square feet. Twenty-three days later the home was in contract, and on February 16, 2024 it closed at $2,400,000 in cash. Shirley represented both sides, which in California is done with written disclosure and consent from both parties; here it meant one agent knew exactly what each side needed and could keep the closing to 40 days.

The first lease. The new owner was not moving in. Fifteen days after closing the home was on the rental market at $6,500 a month, and 13 days after that it was leased at $6,300. Same team, same photos updated, same bilingual reach, and a tenant screened the way we screen every tenant: income, credit, history, references.

The second lease. A year later the home came back to market and was leased again, at $6,400 a month. For an owner who lives elsewhere, that is what property management is supposed to feel like: a call when there is a decision to make, and otherwise quiet.
