126 Casuda Canyon Drive #D in Monterey Park 91754, a three-bedroom, three-bathroom corner condominium of 1,489 square feet in a gated community, built in 1974 and renovated in 2021, with views from every bedroom, two private yards and a two-car garage, was listed by Shirley Tang Team on May 5, 2025 at $749,800. It went into contract on day 11, May 16, with a cash buyer, and closed on June 16, 2025 at $731,000, 97.5% of the asking price.

Dear condo seller,

You have probably been told that condos are harder to sell than houses. They are different, not harder, and this letter is about the differences.

The first difference is the HOA. A buyer of a condo is buying into an association as much as into a unit, so the questions arrive early: what the dues cover, whether the reserves are healthy, whether there is litigation, what the rules say about rentals. We have those answers ready before the first showing. A buyer who has to wait a week for the HOA documents is a buyer who has already started looking elsewhere.

The second difference is what makes one unit worth more than the one next door. The result: in contract on day 11 with a cash buyer, closed 31 days later at $731,000, which is $491 per square foot for a 1974 building. Cash meant no appraisal and no lender, and it meant the closing date held.
