San Diego, Carmel Valley: Leased at $9,000 a Month in 3 Days

· Case study

A 3,922-square-foot five-bedroom home listed for lease at $9,000 and leased at $9,000 three days later. One sentence of result, then how a high-end lease is different.

13253 Evening Sky Ct in San Diego 92130, in Carmel Valley, a 2005-built five-bedroom, five-bathroom home of 3,922 square feet with a gated front courtyard, a marble foyer and a wrought-iron staircase, was listed for lease by Shirley Tang Team on July 12, 2025 at $9,000 a month and leased on July 15, 2025, after 3 days on the market, at the full asking rent of $9,000.

One sentence covers the result: on the market Saturday, leased Tuesday, at the number we asked for.

The rest is about why a $9,000-a-month lease is not a $3,500-a-month lease with bigger numbers.

The tenant pool is narrow and moves fast. Families relocating for a job in the biotech and technology corridor around Carmel Valley, often on a start date, often looking from out of state. They decide from photographs and a video before they ever see the house, so the listing has to be finished, in both languages, on the day it goes live.

The screening is stricter, not looser. A tenant paying $9,000 a month has the means; the question is the history. Income, credit, references from previous landlords and a clear lease on maintenance and what happens at move-out, all before the keys.

The owner is often far away. Owners of homes like this frequently live elsewhere, and that changes nothing about the process: showings, applications, the lease and the move-in inspection are handled by the team, and the owner's part is to approve the tenant.

The rent held at $9,000 because the number came from what comparable homes in the same neighborhood had actually leased for, not from what a five-bedroom house ought to be worth.

If you own a home in San Diego County or Orange County that is empty or about to be, text the address to (626) 202-9573 (text preferred) or add us on WeChat. We will tell you what it should rent for, how quickly, and what management costs; the fee is reasonable and, in our view, more than pays for itself.

This is the record of one real lease. Every home and every market is different, and nothing here is a promise about any other property.
