A home in Chino Hills, a 1990-built custom house with five bedrooms, four and a half bathrooms, 4,169 square feet, a three-car garage, marble floors and a downstairs suite on a 15,480-square-foot lot with views, listed by another brokerage at $1,999,000 on January 21, 2025, was bought by a client of Shirley Tang Team. The contract was signed on February 6, 2025, after 15 days on the market, and the purchase closed on March 12, 2025 at $1,950,000, $49,000 below the asking price, with a $39,000 seller credit and a conventional loan.

Buying near $2,000,000 is a different exercise from buying at $800,000, and not only because the numbers are bigger.
Fewer buyers. At this price in Chino Hills the pool of qualified buyers on any given week is small, which changes the balance: a well-prepared buyer has more room than at lower prices, even for a home that went into contract in its third week.
More to inspect. A 4,169-square-foot custom home from 1990 has more systems, more roof, more plumbing and more history than a tract home from 2018. The inspection is longer, the report is longer, and the second half of the negotiation, the one that happens after the report, is usually where a credit like the $39,000 here comes from.
More financing to get right. A conventional loan at this size means a jumbo product, a full documentation file and an appraisal that has to support the price. Escrow closed 34 days after signing, on March 12, 2025, which is what it looks like when all three are in order.
The result: a custom home with five bedrooms and views, on a lot of more than a third of an acre, at $1,950,000 with $39,000 back at closing. Against the asking price the client is $88,000 ahead, and the home is one that does not come up often.
