Diamond Bar: A Condo at Full Asking in 7 Days
· Case study
A two-bedroom condo listed at $598,000 and sold at $598,000 a week later. A short note on why small listings get the full process.
960 Golden Springs Drive #C in Diamond Bar 91765, a renovated two-bedroom condominium built in 1983 with a bathroom for each bedroom, vaulted ceilings, an oversized two-car garage and 1,215 square feet, was listed by Shirley Tang Team on August 14, 2024 at $598,000. It went into contract on day 7, August 21, at the full asking price, and closed on October 4, 2024 at $598,000.
A short note, because the sale was short.
A $598,000 condo gets the same process from us as a $2,400,000 house: the price set from recent closings of the same floor plan, the unit cleaned and photographed properly, the description written to answer the questions a buyer actually has (what the HOA covers, how big the garage is, which rooms have their own bathroom), and the listing pushed out in both languages on day one.
The result here was a contract on day 7 at exactly the number we asked for. Not above it, not below it. For a seller that is the cleanest outcome there is: no reduction, no renegotiation, no weeks of wondering.
Escrow took 44 days on the buyer's conventional loan and closed on October 4, 2024. Total, 51 days from the sign going up to the money arriving.

This is the record of one real transaction. Every home and every market is different, and nothing here is a promise about any other property.
